Our area: the Pays de Retz coast

One point first, because it saves misunderstandings: we do not operate inside Nantes itself. Our area starts where the Loire meets the ocean, along the Pays de Retz coast, forty-five minutes from the city. It is a seaside market with its own rules, and it is the one we know.

The towns we cover

Our base is Pornic. Around it we manage the waterfront towns, from the bay of Bourgneuf to the Loire estuary:

  • Pornic, including Sainte-Marie-sur-Mer and Le Clion-sur-Mer
  • La Bernerie-en-Retz and Les Moutiers-en-Retz
  • Villeneuve-en-Retz and the bay of Bourgneuf
  • La Plaine-sur-Mer and Préfailles
  • Saint-Michel-Chef-Chef and Tharon-Plage
  • Saint-Brevin-les-Pins and Saint-Père-en-Retz
  • Paimbœuf and the estuary shore

If your property sits on this stretch of coast but is not on the list, write to us: we cover the whole southern shore of Loire-Atlantique.

A seasonal market, not an urban one

In Nantes, demand is steady all year: business travel, students, city breaks. On the coast it is concentrated. July and August carry most of the revenue, the spring and autumn holidays fill in, and winter is quiet.

That concentration changes the way the work is done. A price set badly in high season cannot be recovered over the rest of the year, and a week lost in August costs more than a slow month in January. The calendar is prepared well ahead, prices are adjusted week by week, and stays are thought of in weeks rather than nights.

The guests are different too. They are mostly families, often from Nantes, Angers or Paris, who come back to the same place year after year. A well kept property builds loyalty, and an average review is expensive in this kind of market.

What we take care of

  • Listing creation and optimisation, professional photography
  • Pricing adjusted to the season and to school holidays
  • Booking management and guest communication, seven days a week
  • Guest welcome and key handover
  • Cleaning between every stay and hotel-grade linen
  • Routine maintenance and handling the unexpected
  • Performance reporting and payouts
  • Keeping an eye on the property while it is closed

You keep the decisions that matter for your property. We take the rest.

The winter question

It is the first thing owners ask, and rightly so: a seaside property empty six months a year is not a good deal.

Two answers, depending on the property. In low season we open the calendar to weekends outside the holidays, to business travel towards Saint-Nazaire and the estuary, and to medium-term stays on a mobility lease. And when the property stays closed, we keep visiting: airing, meter readings, checks after a gale. A house looked after through the winter reopens in better shape in spring.

Is your property in Nantes itself?

Tell us anyway. We do not manage the city today, but we know the market: we will tell you honestly whether your plan stands up, and who to turn to if it does.

Regulations: to be checked town by town

Along this coast the rules on furnished holiday lets differ from one town hall to the next: registration, licence number, restrictions in some areas. We go through it with you before the listing goes live, so that it starts out compliant.

FAQ: Airbnb management in Pornic and near Nantes

1. Do you manage properties in Nantes?

No. Our team is based on the coast, about forty-five minutes from the city: Pornic and the waterfront towns of the Pays de Retz. If your property is in Nantes itself, get in touch anyway and we will tell you what is possible.

2. Exactly which towns do you cover?

Pornic and its villages, La Bernerie-en-Retz, Les Moutiers-en-Retz, Villeneuve-en-Retz, La Plaine-sur-Mer, Préfailles, Saint-Michel-Chef-Chef, Tharon-Plage, Saint-Brevin-les-Pins, Saint-Père-en-Retz and Paimbœuf. The list keeps growing: if your town is not on it, ask us.

3. The season is short. Is it still worth it?

On this coast most of the revenue is made between June and September, with the school holidays adding to it through the rest of the year. A well positioned property earns in a few months what a long-term let brings in over twelve. It all comes down to preparing the calendar and pricing the high season right.

4. What happens to my property out of season?

We keep the calendar open to weekends, holidays and medium-term stays. And when the property stays closed we visit regularly: airing, meter readings, checks after storms.

5. How much does your service cost?

Our commission starts at 17% of the revenue generated, including cleaning, linen, guest welcome and support. The detail is on our Our offers page, and we send you a costed proposal once we have seen the property.
